  • Welcome to our application form.  Here are a few things we'd like you to know:

    • This application should take about 15 minutes to complete if you have all the necessary information nearby. 
       
    • Many questions are optional - we encourage you to answer even the optional ones if possible.

    • Our human staff will review your application and we'd really like to get your application approved.  We'll do our part if you do yours.  Your part is to convince us that you are a good person who is able to pay your rent on time and be nice to your neighbors.

      The more evidence you provide to convince us of that fact - the easier it will be for us to approve your application.

    • You will be required to pay the application fee of $35 in order to finalize the application.

    • If you can't finish in one session, you can stop and come back to this form where you left off (as long as you use the same computer or mobile device) .

    Metro4Rent has no knowledge of lead based paint hazards in the apartment. Regardless, the EPA requires that we make this disclosure and provide you with their booklet.     The City of Portland has adopted local requirements that provide additional rights and responsibilities for landlords and applicants for rental housing, beyond state law requirements, during the rental unit advertising and application process.   • If you've given us landlord contact information, we will complete a reference check with them.  So even if you are awaiting approval before notifying them, they are going to discover that you are considering moving.  Be aware that some landlords will not complete reference checks for current Tenants if they have not given notice yet.

    About the credit score

    Credit score lower than 600

    • We often reject those applications
    • If you thoroughly answer all questions, have outstanding references, a good job and/or can provide additional deposits, that would help.

    Credit score lower than 650

    • If you are applying alone, the same concerns as above will apply.

    • If you are applying with roommates, this could be OK (if their scores bring the average above 650)

    Credit score above 750

    • We appreciate if you complete as much of this application as possible.  It makes an approval easier.  But if you are not able to complete some of the next optional sections, that will probably not hurt your application.

  • The Bridgecrest has an open parking plan with paid registration. You may park on-street of course at no cost. 

    To park in the lot, you register your vehicle ($35/month each).  It's open parking without a guaranteed space (but 99% of the time, you should find a space). 

    This parking policy is subject to change with 30 day notice.

    Any vehicles you list below will cost $35/month.

  • Tabor East Apartments allows up to two vehicles per apartment in the parking lot.  These parking spaces are unassigned and there is no guaratee of space.  The parking policy is subject to change.  

  • Prepay last month rent?

    This is usually optional.  If you can afford to pre-pay last month rent we recommend you select this option.  It means more money up front (first & last month rent plus security deposit instead of just first & security).

    By selecting "Yes" you will be considered a stronger applicant and you are committing yourself (and roommates) to this option.  Make sure to discuss with roommates first.

  • Please verify that the following statements are true:

    • I am not available to physically visit the apartment before signing a rental agreement.

    • I have been given opportunities to personally visit the apartment and have also been offered the option to have anyone I trust come and see the apartment.

    • Metro4Rent Properties, Inc recommends and encourage me to see the space for myself if possible.

    • I may be relying on information about the apartment obtained through photos and/or videos of other very similar apartments. There may be some slight differences in apartment features from what I have seen.

    • I am required to pre-pay last-month rent (in addition to first month rent and refundable security deposit). Even if this is not a typical requirement for this apartment and "last-month rent" is not listed in the advertisement, it is a mandatory requirement for all apartments rented “sight unseen”.
