YOU WILL BE HELD TO ITS TERMS & CONDITIONS FOR YOUR STAY WITH US.
You will receive a copy of this document as part of an informational document about the property and your stay.
This Short Term Rental Agreement (the “Agreement”) is made by and between BEAR PAW LODGE (“Homeowner”) and you, our Guest (“Guest”) as of the date this Agreement is signed online. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
BASICS :
The property is located at: 10411 Bear Paw Dr. :: Seward, AK 99664
The property is furnished and includes all appliances, kitchenware, TV, grill, hot tub, linens, towels, etc.
The property is located in a residential subdivision, and guests are responsible for maintaining an appropriate noise and activity level while on the property, with quiet hours between 10pm and 8am.
Only people listed on the rental agreement are allowed use of the property and amenities... at a maximum of 10 people total (adults and all children included). All guests must be registered with us in advance, and no additional guests will be allowed to occupy or use the lodge facilities.
This agreement begins at check-in after 4:00 pm on the first day of the reservation and ends at check-out before 10:00 am on the final day of the reservation. Late check-out will result in the retention of the damage deposit.
RENTAL RULES:
Guest agrees to abide by the Rental Rules that are attached to this document at all times while at the property, and will be responsible for all others in their party doing the same. If guest allows anyone else on the property, they will be responsible for those individuals’ actions as well.
CHECK-IN:
As you approach Seward on the Seward Highway, you will pass the road to Exit Glacier on your right. Shortly after that, you will take a left on Nash Rd. After 1.5 miles on Nash Rd., you will take a left on Rabbit Run. This will quickly “T” with Bear Paw Drive, where you will take a right. Travel approximately 100 yards on Bear Paw Drive, and you will see our house - with our sign out front - on your right. Welcome home!
Please park in front of the rope barrier.
You should receive an email with the front door code prior to your stay. If you do not, please give us a shout to be sure you have it before arrival!
Please remove your shoes (we ask that no shoes are worn inside), and head on in to the house! Enjoy!
CHECK-OUT:
** Unless late check-out was previously arranged, we will be in the house to begin cleaning at 10:00am sharp and a half-day's fee will be charged if the home is still occupied. We need the full turnover time to get the house clean for the next guests and your cooperation is appreciated.
You will find a binder in the house when you check in, and that will have documents which outline all expectations regarding house rules and the check-out process.
Consolidate all trash. Tie off trash bags tightly, and put all bagged trash in the bear-proof trash can that is located along the side of the lodge as you head back toward the garage. Please be sure the bear-proof trash can is locked tightly after use. Please note that NO fish cleaning is allowed on the property, and there will be no disposal of uncooked fish parts on the property. We also ask that all cigarette butts (outdoor smoking only) are disposed of in a tightly tied off trash bag.
Return all items to their proper location when leaving the house, so we can be sure they are accounted for. You are responsible for any items that cannot be found.
Please leave all dirty towels in a pile on the floor in the laundry room, separated by whites and colors.
Clean all dishes and return them to their original location (It’s okay if the dishwasher is still running when you leave).
Clean all kitchen surfaces using the vinegar and water solution or cleaning products found under the kitchen sink.
Thoroughly clean the grill if you used it.
Remove all food / leftovers, or label and date anything you leave behind that you think another guest might use (possibly condiments, etc).
Return the thermostat to 65 degrees, if it was changed.
We would really appreciate any feedback you’d be willing to leave on the “Feedback Form” that was on the table at check-in.
Sign the guest book, if you’re so inclined!
Be sure the front door is shut and locked behind you, and please be sure to have left the house by 10:00 am.
ACCESS:
Guest shall allow Homeowner access to the property for purposes of cleaning, repair, and all reasonable needs during their time of stay. Homeowner will exercise this right of access in a reasonable manner.
Guest is not allowed access to the basement of the lodge (beyond the laundry room) or the attached garage or outbuildings, but Homeowner may access those areas at any time without notice.
** Please note that we do have Ring security cameras on the two entrances to our personal cabin on the property, as well as one at the garage area of the lodge building, and one by the back shed. There are no cameras inside the lodge, and no cameras that will sense motion or audio on the deck or your private areas of the lodge. Please do not hesitate to reach out if you have any questions or concerns. These cameras are in place for security reasons only.
DAMAGE DEPOSIT:
A $500 damage deposit will be collected at the time your reservation is made. This will be refunded to you after check-out unless :
There is any damage to the property or furnishings.
Any furnishings are missing or unaccounted for after check-out.
There is dirt or other mess that requires excessive or professional cleaning.
The check-out process has not been completed as listed on the given sheet.
Any other cost is incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon check-in, Guest shall inform Homeowner immediately.
MINIMUM STAY:
Our minimum stay will vary depending on the time of year and what holes we need to fill. If our calendar lets you book the dates of your choice, then you are meeting our minimum stay. Please feel free to reach out any time with questions.
CANCELLATION POLICY:
A 50% deposit is due at the time of booking. The remaining balance is due 30 days prior to stay. Each of these payments is non-refundable.
The $500 damage deposit will be retained if any damage is found on the property or if any furnishings are missing.
INSURANCE:
We encourage all renters to purchase travel insurance. This will help cover costs of cancellation or changes, should that need arise. We will not be held responsible for any costs incurred to you by your reservation or by your stay with us.

Knock on our door… accessed on the deck of the cabin by the street.
If we, the homeowners, are not in town, someone will be staying in our apartment, and they will be your contact.
EXPEDITED EVICTION:
A material breach of this Agreement by Guest, which, in the sole determination of the Homeowner, results in damage to the premises, personal injury to Guest or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest’s tenancy. Guest may be evicted if they:
Hold over in possession after their tenancy has expired
Commit a material breach of any provision of this Agreement that according to its terms would result in the termination of their tenancy
Fail to make payment as required by this Agreement
Have obtained possession of the premises by fraud or misrepresentation
INDEMNIFICATION & HOLD HARMLESS:
You agree to indemnify and save harmless the Homeowner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Your use and occupancy of the premises including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by You. Homeowner is not providing any other warranty of any kind, except as otherwise expressly provided herein, whether written or oral, statutory or contractual, express or implied, including, without limitation, THE WARRANTY OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE OR USE, which are hereby expressly excluded. The term “Homeowner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms “Guest” and “You” or “Your” as used in this Agreement shall include Guest’s heirs, successors, assigns, guests, invitees, representatives and other persons on the premises during Guest’s occupancy (without regard to whether such persons have authority under this Agreement to be upon the Premises), where the context requires or permits.
OTHER:
In the event of a dispute between the parties the matter will be mediated or, if necessary, tried in a Court of law in Seward, Alaska, and the laws of the State of Alaska will govern the dispute, excepting only such laws as may apply the laws of another jurisdiction.
RENTAL RULES:
Please do not wear any shoes in the house. House slippers may be worn, but all shoes must be removed at the front door.
Please leave the door shut and locked when you are not home, and turn off all lights behind you when leaving the house for the day.
Please do not leave ANY food or drink on the deck or anywhere outside unsupervised. Please clean the grill thoroughly after use. We live in bear country, and do not want to invite bears or any other animals to our property!
Please do not feed any dogs that might come on the property, or let them into the house. We no longer have dogs, but some dogs wander the neighborhood unattended. We do not want to encourage their presence on our property. Please make sure children do not feed any dogs.
Smoking is allowed outside only. Please do not leave butts / trash on the ground or deck. Please dispose of used cigarette butts in a tightly sealed and tied-off trash bag. It is otherwise very difficult to get the cigarette smell out of the trash can.
Children must be supervised at all times, and may not be left in the house unattended. Guest is responsible for any problems, injuries, or damage due to unattended children.
Only those people listed on the rental agreement are allowed to use the property, the home, and the amenities.
This property is privately owned, and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
Please keep the property and all furnishings in good order. If anything does break, please let us know right away so that we can fix it before the next guests arrive!!
Only use appliances for their intended purposes.
Pets are NOT allowed on the property.
Please park your car along the braided rope in the driveway. Since we all share the driveway, it works best to park "nose-in" toward the rope.
Housekeeping: While linens and bath towels are included in the price, your rooms will not be cleaned daily. We do not permit towels or linens to be taken from the unit. Please re-use towels to conserve water and energy, and do not leave towels on the deck after hot tub use.
Hot Tub: No children under the age of 10 permitted in the hot tub at any time. Children between the ages of 10 - 16 must be supervised at all times while in the hot tub. When using the hot tub, remember there is a certain health risk associated with this facility. Use of the hot tub is at your own risk. PLEASE DO NOT STAND ON THE HOT TUB COVER. The hot tub cover is for insulation purposes and is not designed to support people or heavy weight. It will break and you may be charged for replacement. Remember when not using the hot tub, always leave the cover on so the hot tub will stay warm and to conserve energy.
**Please shower or bathe before soaking in the tub - oils, lotions, etc will clog the filter very quickly.
Bunk Bed: Use of the bunk bed is at your own risk. We do have safety railings in place, but it is your responsibility to ensure safe use of that space.
Fireplace: The fireplace is a vented gas unit. Please do not try to open the front doors of the fireplace, and do not touch the glass face. It is EXTREMELY hot when the fireplace is on, and injury can occur. There is a timer that will turn the unit on or off located on the wall to the right of the fireplace, and we ask that you only use it when you are in the room.
Water and Septic: The property is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other inappropriate items have been flushed and clog our plumbing, your damage deposit will be retained.
AGREEMENT:
BEAR PAW LODGE does agree to the terms as outlined above, and by checking the box below you, the renter ("Guest"), also agree to the terms of this Short Term Rental Agreement.
