***All occupants/applicants age 18 and over need to fill out his/her own application (exception, husband and wife) and pay the non-refundable application fee $50 (per person) in cashier's check or money order only payable to Sandy Lim. No other forms of application fees can be accepted. ***

I only process complete applications, this includes the online application, the application fee, ID's, and proof of income. Each applicant needs to be qualified on his/her own verifiable income and application except married couple.

Application fee can be delivered to my office, please use the rent drop box (address above, overnight drop available) or can be mailed overnight to my PO Box (address above).

Note: If applicant fails to confirm unconditionally accepting the approval, bring in the fund, and sign the lease within the specified time and order in the approval notice, they will forfeit their position. The next applicant in line will be reviewed.

If applicant is approved, the following needs to be delivered as specified in the approval notice by the specified time: full amount of Security Deposit, Cleaning Deposit, Pet Fee (if any), the full amount of 1st full month rent, etc., in the form of cashier’s checks or money orders.

After the prior conditions are met, the lease will be emailed to the applicant(s) to eSign.
